As part of the portfolio purchase from Royal Bank of Scotland (RBS) in 2011, 7 acres of vacant land was subdivided, inventoried, and later entitled for self-storage use. In 2020 ROC Inc., along with its West coast partner Abington Emerson Investments, LLC (AEI) delivered to the market a state-of-the-art 150,286 square foot climate controlled self-storage building. The complex features 70,500 sf of traditional self-storage and 107 premium parking stalls for high-end luxury car storage (Toybox Car Storage). The property opened in May of 2020 under the Life Storage flag and leasing velocity has been exceptional. The property is currently held in ROC’s self-storage portfolio.

The former site of a long-standing FORD dealership, ROC Inc purchased the property from a prominent automobile dealership family with deep roots in the community. Entitlements were secured and the old building was razed to make room for a new, institutional quality, self-storage structure. In the Fall of 2017 the project delivered over 130,000 sf of tilt up construction encompassing 760 units and over 86,000 net rentable square feet. Managed by CubeSmart, the property features 47 premium parking stalls for high-end luxury car storage (Toybox Car Storage). With occupancy over 90%, the stabilized property is held in ROC, Inc’s self-storage portfolio.

The 88,000-sf industrial property situated on nearly 9 acres of land was targeted for its adaptive reuse potential. Highly visible along Route 22 in Lake Zurich, IL, the property was reimagined for self-storage use. In 2018 the 88,000-sf structure was expanded to include an additional 30,000 sf of mezzanine space, delivering 767 units and over 89,000 net rentable sf of self-storage space to the market. The adjoining 2-acre parcel has been entitled for outdoor boat and RV storage. Construction of the outdoor storage piece will commence in 2021. The property is managed by Life Storage and is held in ROC Inc’s self-storage portfolio.

Adding a mezzanine to the self-storage component of the redevelopment yielded 104,443 net rentable square feet of climate controlled self-storage product encompassing over 800 units. The balance of the property was redeveloped as a multi-tenant flex industrial and warehouse product ranging in unit sizes from 5,000-25,000 sf. CubeSmart is the national brand for this site, and the property remains in the ROC Inc. self-storage portfolio. The property will be subdivided, allowing for disposition of either the self-storage or industrial pieces, independent of one and other.

The self-storage facility in this urban infill location, just blocks from Guarantee Rate field, home of the Chicago White Sox is professionally managed by CubeSmart. The facility is part of the 240,000-sf iconic Speigel catalog company warehouse. The adaptive reuse which began in 2017 incorporated three floors of climate-controlled self-storage and three floors of creative loft offices. The facility opened in January 2018 with the final floors completed in the Spring of 2020. Boasting nearly 80,000 net rentable square feet (900 units) of climate-controlled self-storage space, this facility has also achieved a 7B real estate tax incentive designation. The facility is held in the ROC, Inc self-storage portfolio.

In 2014, ROC Inc purchased the Note secured by the golf club from a major financial institution at a significant discount to face value. In 2017 ROC Inc took deed in lieu of foreclosure. The land basis alone was less than $8,000 an acre. The club operated under a lease arrangement for several years, and in December 2019 the club was permanently closed. The property’s adaptive reuse is likely industrial, with more than 1.4 million square feet of distribution warehousing planned. Alternate uses are also being considered, including manufactured housing.

As the immediate area continues to experience significant development activity, design concepts are being discussed with Naperville Planning and annexation of the property to Naperville is imminent.
